FHA Loan Limits to Increase in 2021

On December 2, the Federal Housing Administration announced new FHA loan limits for the 2021 calendar year.

Limits will increase for the majority of the country as a result of increased home prices, according to the news release. The new loan limits are effective for FHA case numbers assigned on or after January 1, 2021.

The FHA sets a floor loan limit for the lowest cost areas throughout the country and a ceiling loan limit for the highest cost areas around the country. All 2021limits fall within those two ranges and are set at 115 percent of area median house prices.

  • The FHA’s floor and ceiling loan limits will see a 7.4% increase in 2021
  • The floor loan limit will increase to $356,362, up from $331,760
  • The ceiling loan limit will increase to $822,375, up from $765,600

FHA maximum loan limits will rise in 3,108 counties and will remain the same in 125 counties.
